Palmview is a large master planned community on the Sunshine Coast which will accommodate 8,000 new dwellings over a 15-20 year period. The $4 billion project spans 926 hectares. IPS was contracted to represent 2 of the 3 landowners.
The development will provide a large selection of medium and higher density living, traditional housing and retirement/aged care living to meet demand in the region.
Palmview will feature state and private schools, a retail precinct/town centre, sporting facilities and modern amenities.

Structure plan negotiations between landowners and Sunshine Coast Council. Responsible for obtaining master plan approvals and running of subsequent development approvals for 2 of the 3 land owners.

Innovations:
IPS were proud to act on behalf of the Crosby family who owned and farmed the land for over 50 years. The gateway to this master-planned community is the $9million Peter Crosby Way which pays homage to the site’s family history.
The late Peter Crosby was known for his hard-working values, connection to the land and humble community leadership. IPS have worked closely with the residents’ association to ensure that Peter’s vision to create a community facilities precinct be fulfilled.
IPS continues to work with the Palmview landowners to deliver residential allotments, commercial development, schools, retirement living and community facilities.

• Mixed density residential and commercial development.
• 106-hectare site in a prime location in Maroochydore.
• End value of approximately $800 million.
• Expected to house 6,000 people.
• The development boasts a mix of architecturally inspiring lifestyle options, from versatile terrace allotments to prime waterfront home sites.
Scope of work:
James Brownsworth was involved in the formulation and approval of the original master plan for the Sunshine Cove development at Maroochydore.
He facilitated subdivision approvals for each of the 11 precincts in the estate and was responsible for the provision of town planning advice and delivery of all the required approvals for this expansive, mixed use project.
Innovations:
Pioneering the concept of small lot housing as an alternative mechanism of achieving medium density outcomes.
At the time the master plan was developed, small lot sizes were categorised by the local Council as those less than 600sqm, now a range of lots have been developed in the estate down to as small as 100sqm for urban terrace lots. Sunshine Cove is now a benchmark standard for small lot housing communities in Queensland.
The lake and parklands create a scenic backdrop for commercial, retail, showroom and offi ce space, fully integrated with community amenities and residential enclaves. Commercial precincts include local and national businesses creating local employment opportunities.
With more than 8 kilometres of boardwalk, pedestrian and bicycle pathways, the development will interconnect with the Maroochy River, Sunshine Plaza, Cotton Tree and the new Maroochydore CBD.
